Reservations & Payments

A €500 deposit per person is required to reserve your place on the tour.

The remaining balance of the tour fee, €3,300 per person, is due July 31, 2026, at which time the tour will be confirmed, provided the minimum enrollment of four (4) participants has been met.

Once your reservation has been confirmed, we will provide payment instructions for the remaining balance.

Cancellations by You

Written cancellations are accepted through July 31, 2026.

  • Cancellations received on or before July 31, 2026 will receive a full refund of all payments made, including the deposit.

  • Cancellations, changes that result in a shortened stay, or withdrawals after July 31, 2026 will forfeit all payments made, including the deposit and any advance payments.

Because this is a small group experience with limited availability, no exceptions can be made once the tour has been confirmed.

We strongly recommend purchasing comprehensive trip cancellation insurance.

Cancellations by Villa Cappelli

This tour requires a minimum of four (4) participants.

If the minimum enrollment is not reached by July 31, 2026, Villa Cappelli reserves the right to cancel the tour. In that event, all payments made, including the deposit, will be refunded in full.

Should Villa Cappelli cancel the tour for any other reason, all payments received will be refunded. This refund constitutes full settlement. Villa Cappelli is not responsible for additional expenses incurred, including airfare, hotels, travel insurance, visa fees, or other travel-related costs.

What's Included

Your Making Italy Home Tour includes accommodations, meals, local transportation during scheduled tour activities, educational presentations, meetings with local professionals, guided visits, and experiences as outlined in the published itinerary.

Meetings with attorneys, accountants, architects, real estate professionals, immigration specialists, healthcare providers, banks, insurance professionals, and other experts are intended for educational purposes only and should not be considered professional advice specific to your individual circumstances.

Items not specifically listed in the published itinerary are not included and remain the responsibility of the participant.

Physical Activity

This tour includes walking through historic towns, climbing stairs, navigating uneven stone streets and sidewalks, entering older buildings that may not have elevators, and standing during presentations, meetings, and property visits.

Participants should be in generally good health and comfortable walking moderate distances. If you have concerns regarding your mobility or fitness, please contact us before booking.

Food & Dietary Needs

Please inform us in advance of any food allergies, intolerances, or dietary restrictions. While we will make every reasonable effort to accommodate your needs, we cannot guarantee an allergen-free environment.

Educational Information

The Making Italy Home Tour is designed as an educational experience intended to provide general information about living in Italy.

Information presented during the tour reflects current practices and experiences at the time of the tour but should not be interpreted as legal, tax, financial, immigration, healthcare, investment, insurance, banking, or real estate advice.

Every participant's circumstances are unique, and laws, regulations, and government policies may change over time.

Participants are solely responsible for obtaining independent professional advice before making decisions regarding residency, visas, taxation, healthcare, banking, employment, business formation, investments, or purchasing property in Italy.

Independent Professional Services

During the tour, Villa Cappelli may introduce participants to independent professionals, including attorneys, accountants, architects, surveyors, immigration consultants, healthcare providers, banks, mortgage specialists, insurance professionals, and real estate agents.

These professionals operate independently of Villa Cappelli.

Villa Cappelli does not supervise, control, endorse, or guarantee the services, advice, qualifications, pricing, or outcomes provided by any independent professional.

Any engagement between a participant and a professional introduced during the tour is solely between those parties.

Itinerary Changes

The published itinerary is intended as a guide.

Villa Cappelli reserves the right to substitute speakers, professionals, restaurants, activities, transportation providers, meeting locations, accommodations, or experiences when necessary due to availability, weather, illness, business closures, or other circumstances beyond our reasonable control.

Such substitutions do not constitute grounds for cancellation or refund, provided substantially similar experiences are offered.

Property Purchases & Residency

Participation in this tour does not guarantee eligibility for residency, visas, citizenship, tax status, healthcare enrollment, mortgage approval, financing, property purchases, business ownership, or any governmental authorization.

Participants remain solely responsible for conducting their own due diligence and obtaining independent legal and professional advice before making any relocation or investment decisions.

Unforeseen Events

Villa Cappelli is not responsible for delays, interruptions, or changes caused by circumstances beyond our reasonable control, including severe weather, natural disasters, strikes, transportation delays, government restrictions, public health emergencies, acts of terrorism, war, or other unforeseen events.

Trip Insurance

Comprehensive travel insurance, including trip cancellation, medical coverage, and emergency evacuation, is strongly recommended.

Participants are responsible for obtaining appropriate insurance coverage.

Responsibility

Villa Cappelli and its representatives act as providers of accommodations, educational experiences, and tour services as described in the published itinerary.

Villa Cappelli may coordinate services provided by independent third parties, including transportation companies, guides, restaurants, activity providers, attorneys, accountants, architects, banks, immigration professionals, and other vendors.

These providers operate independently, and Villa Cappelli is not responsible for their acts, omissions, negligence, delays, or service failures.

Participants are responsible for their own safety and personal belongings at all times.

Villa Cappelli shall not be liable for loss, theft, damage, injury, illness, delay, inconvenience, financial loss, or any indirect or consequential damages arising from participation in the tour.

Villa Cappelli reserves the right to decline participation or remove any guest whose behavior is disruptive, unsafe, unlawful, or detrimental to the experience of the group.

No Guarantees

Villa Cappelli makes no guarantees regarding financial savings, tax benefits, investment returns, visa approvals, residency approvals, citizenship, healthcare eligibility, mortgage approvals, property purchases, property appreciation, rental income, business success, or any other financial or legal outcome resulting from participation in this tour.

Release of Liability

By submitting a reservation request, you acknowledge that you are voluntarily participating in the Making Italy Home Tour and assume all risks associated with travel, accommodations, transportation, activities, meetings, educational presentations, and food experiences.

You further acknowledge that any decisions regarding residency, immigration, taxation, healthcare, property purchases, investments, or relocation are made solely at your own discretion and responsibility.

By participating in this tour, you release Villa Cappelli, its owners, employees, representatives, and affiliates from claims arising from injury, illness, loss, damage, or reliance upon information presented during the tour, except where liability cannot be excluded under applicable law.

  • This is a small, intimate group experience designed to provide honest, practical insight into what life in Italy is really like. Our goal is not to "sell" Italy but to help you understand both the opportunities and the realities of making it your home.

  • You'll meet experienced local professionals, ask questions, visit communities and properties, and gain firsthand knowledge of everyday life in Italy. We encourage every participant to continue their own research and seek independent professional advice after returning home.

  • Italy runs on Italian time. Occasionally appointments, restaurants, or schedules may change. We'll always do our best to provide an outstanding experience, even if adjustments become necessary.

  • Many of the places we'll visit are historic and charming, which also means uneven streets, stairs, and older buildings are part of the experience.
