Villa Cappelli – Rental Rules & Regulations

Thank you for choosing Villa Cappelli. We want your stay to be comfortable, safe, and enjoyable for everyone. By booking and staying at the villa, you agree to the following rules and regulations.

1. Smoking

Villa Cappelli is a limited-smoking property. Smoking is not permitted inside any rooms or indoor areas.

2. Minimum Age Requirements

We do not rent to vacationing students or groups of singles under 25 years of age, unless accompanied by a parent or adult guardian.

3. Payments

Payment terms, accepted payment methods, and due dates will be provided at the time of booking confirmation. Reservations are not considered fully confirmed until the signed agreement and required payment have been received.

4. Rate Changes

Rates are subject to change without notice until the signed agreement and required deposit/payment have been received.

5. Falsified Reservations

Any reservation obtained under false pretenses may be cancelled immediately, with forfeiture of payments made, and guests may be denied check-in.

6. Check-In and Check-Out

  • Check-in: 4:00 PM

  • Check-out: 10:00 AM

Time is needed to clean and prepare the villa between guest stays. If you arrive early, you may be able to drop off luggage, but rooms (and some common areas) may not be ready until the afternoon. Late departures may be possible only with advance approval and subject to scheduling.

7. Pets

Guest pets are not permitted at the villa.

8. On-Site Animals

Dogs and cats reside at the villa. Guests may not feed or handle animals without the owner or custodian’s permission.

While the animals are friendly, Villa Cappelli is not responsible for any injury, allergic reaction, or harm resulting from guest interaction with them.

9. Occupancy, Visitors, and Events

The maximum number of overnight guests is limited to the number confirmed in your reservation. Only registered guests may stay overnight at the property.

Parties, weddings, events, or large gatherings are not allowed without written permission in advance. Excessive noise, disruption, or unauthorized events may result in immediate termination of the stay without refund.

Guests are responsible for ensuring that all members of their party and any approved visitors follow these rules.

10. Damage, Loss, and Property Care

Guests agree to treat the villa, furnishings, and all property with care and respect.

The guest making the reservation is financially responsible for any damage, missing items, or excessive cleaning required due to misuse during the stay, beyond normal wear and tear.

Guests must report any breakage or issues as soon as possible so we can address them promptly.

11. Weather and Events Beyond Our Control (Force Majeure)

Villa Cappelli is not responsible for interruptions, delays, or changes caused by events beyond our reasonable control, including but not limited to severe weather, natural disasters, power outages, travel disruptions, strikes, government restrictions, or other unforeseen circumstances.

No refunds will be provided for such events, except where required by applicable law. Guests are strongly encouraged to purchase travel insurance to protect against unexpected disruptions.

12. Pool Safety

Guests use the pool at their own risk.

  • No children under 18 may use the pool without adult supervision.

  • Please exercise caution at all times, as the pool area may be slippery.

13. Guest Responsibility and Assumption of Risk

The villa is privately owned. Guests assume full responsibility for their safety and the safety of anyone in their party or invited onto the premises.

Villa Cappelli and its owners are not liable for:

  • accidents, injury, illness, or death

  • loss, theft, or damage of personal belongings

  • incidents occurring on the property or during off-site activities arranged during the stay

By staying at Villa Cappelli, guests expressly assume all risks associated with travel and use of the property and its facilities.

14. Travel Disruptions and Government Restrictions

Guests are responsible for understanding and complying with any applicable travel requirements, restrictions, or regulations that may affect their trip.

In the event that government restrictions prevent travel entirely, cancellation terms will be addressed fairly and in accordance with the booking agreement.

15. Health and Illness Disclaimer

Travel involves exposure to common illnesses. While we maintain high standards of cleanliness, we cannot guarantee that guests will not become ill during travel or while staying at the villa. Guests accept this inherent risk as part of travel.

16. Written Exceptions

Any exceptions to these policies must be approved in writing in advance by Villa Cappelli.
